Rent Inflation Over Time
Year-on-year change in actual rentals (HICP component). France's encadrement des loyers limits rent increases in major cities — you can see the effect in this relatively stable line.
House Prices Over Time
The House Price Index tracks how much property costs over time (2015 = 100). After years of steady growth, French house prices have cooled since 2023 as mortgage rates rose.
How the French Housing Market Works
France has some of Europe's strongest tenant protections. Rent increases are capped by the IRL (Indice de Référence des Loyers), and cities like Paris, Lyon, and Bordeaux have additional rent control (encadrement des loyers). Buying property involves notary fees of 7–8% on older homes, and mortgage rates are typically fixed for 15–25 years.
